Haven’t ever lived there. I applied but eventually didn’t sign a lease with them. They then mentioned they will refund my application fee, which is rare. Again, no experience with living there.

I lived for about 3 years from the time it opened until June of this year. Really, my only complaint was that we lost assigned parking early in my tenancy, but we were never unable to find a spot. The floor I lived on was quiet and well kept. Neighbors were friendly, and the proximity to all the downtown stuff can't be beat. A full farmers market right outside your door every Saturday in the summer? Bakery, bbq, and several boutique coffee shops? Yep. No grocery stores, but every delivery service you could want is available and there within in the hour, or for gopuff, it's about 10 minutes wait is all. Sure, every now and then, someone spills in the elevator, or someone can't control their pet, but it's not a consistent, persistent problem in a way that they won't handle it. Every time I called for management or maintenance, the response was fast and efficient. The onsite maintenance man is polite and kind, and the cleaners are very sweet. If you're a quieter person who can understand basic rules, cleaning procedures, and doesn't just let your pet run wild, you will have no trouble here. Their move out cleaning fee was even cheaper than every service quote in the area I got, by letting them clean, I saved $150. Overall, I look back on my time here with fondness and I will miss them and the people I met there. Plus, indoor parking can't be beat, assigned spots or not!

Excellent Apartment with a perfect location. This apartment was perfect for my needs. I don’t need all the bells and whistles of apartment amenities. Small fitness center. But perfect location to walk around downtown. The complex is well taken care of. A WONDERFUL maintenance man. More than enough storage. Reasonable price for location.

Beautiful apartment units. Loved living here for 2.5 years until I left Lafayette, probably the best experience I’ve ever had as a renter. Only had issues with finding parking for a few months. I found that management is pretty responsive and also did not have any recurring issues with neighbors, it’s very quiet. Proximity to downtown is amazing, especially the farmer’s market and location events. The maintenance man is also amazing and very prompt to get to any requests. You can tell they really care about tenants and the building upkeep, even opening a small gym while I was there. I don’t think you could find anywhere better in Lafayette and I would have stayed here indefinitely had I not been moving out of state. I would highly recommend this apartment building.

Love the apartment, however the management is poor. They promised me an assigned parking spot when I renewed my contract. However, they cancelled assigned parking soon after. And now the garage door stays open throughout the day. So, people didn’t purchase garage parking permit will park in the garage now. There have been multiple times that I cannot find any parking spot available. I hate to make this a big deal, but my neighbors and I have complained many times throughout the year and they did nothing.
TL;DR
- Nice units, I always got compliments from my visitors
- Maintenance requests were promptly attended to and was very appreciative of that
- Quiet hours are specified but never enforced, good luck getting decent sleep or working from home comfortably
- Extremely poor communication from management with residents
- Good luck parking your car
- Utilities are now not charged by unit, it is an average of the entire building by unit size
I started living here in Jan 2021. The biggest complaint I have is with the noise in the unit above me. Whether there was not enough insolation installed between floors or disrespectful neighbors, it was impossible to get sleep or quiet time in general. On too many occasions to count, I was woken up anytime between 10PM (the start of quiet hours) and 5AM. This resulted in me having to bear through it with minimal sleep or having to go to my parents to get a few hours of sleep before work. I reached out to the office in March 2021 about this. They said they sent notices to the unit above me to quiet down during quiet hours but their behavior persisted. I reached out several other times without any progress nor a word back from management on some occasions. After a while, someone new from management responded to my emails regarding the complaints, I filled her in on the situation, and she sent them a lease violation notice. I actually got some peace and quiet but was short lived. The noise had been consistent since then with no improvement. After awhile I was asked to collect evidence of the noise after complaining several more times, as if they didn't believe me. Providing this evidence was not enough for management to resolve the situation. This resulted in me having to sleep at my parents for the last 3 months of my lease just to get good sleep on a consistent basis. Just so sad and frustrating knowing all that money being spent on a place I could not sleep in without getting the expected help from management really makes me not recommend this place.
Another complaint I have is with policy changes that management makes and does not communicate these changes very well with the residents. For example, the parking spots in the residence off of South Street used to have a monthly charge of $25. With paying this monthly parking fee, one would think that this guarantees them a parking spot. Nope. Frequently you'd have to find somewhere else to park overnight. It got worse when they told residents they would stop having to pay the parking fee. They never told us why. Then suddenly, they reserved several spots in the already overcrowded lot for Trueblood customers only, and violators are to be towed if parked there between 9AM-7PM Mon-Sat. This made the parking situation exponentially worse. It makes sense why they would stop charging for these spots after holding them out for another business, but I felt like this reason needed to be communicated with the residents. There are two other options to park, either pay for a spot in the parking garage (~$45 month) or be waitlisted for their special parking spots off of 6th street. I had been waitlisted for these spots for over a year now without word from management.
An additional complaint I have is the way they now charge for water and sewage. They do not charge you by what your unit specifically used in a given month. They take all 1 bedroom units usage and charge everybody the average, and do the same with other unit sizes. It isn't a huge change in price but again just speaks to poor management and not considering all parties. They did this because 'some units were getting unfair meter readings.'

The reason this complex is being given a low rating is for reasons others have also mentioned. And it is incredibly problematic when it happens 24/7 without a solution. #1 issue is parking, especially if you are a working person on night shift. If you have more than one car, you are not granted an extra spot and there is no opportunity to pay extra to get one. Pullman advertises the City garage as an option, however there is a huge waiting list and you will only be allowed to park on the top floor. Also, the garages are left open, so anyone can go in and park without any kind of enforcement. The passes are null since there really is no enforcement.
Secondly, the pricing has gone up several hundred dollars and most likely will continue to go up. This includes utilities being based off an average of usage of the building. If you’re a frugal person and keep your lights off/preserve the environment it doesn’t matter. You will be paying for everyone else’s usage and habits unfortunately.
Finally, the cleanliness of the building, especially on weekends is poor. In the common areas like the hall, elevator and lobby the floors are constantly dirty and drinks/food are spilled. On multiple occasions there was blood on the elevator door and buttons. This was passed onto management and I believe they cleaned it up in the next few days after. People constantly bring their trash into the elevator and just let it leak everywhere. It causes a lot of weird smells including people smoking in the elevator/hallways.
Lastly, The good things about this building is the location, the apartments are very nice and updated and the vibe of getting a balcony apartment is super nice in the warmer months. Management is okay, but as mentioned in other comments, it’s touch and go. Service complaints are usually taken care of promptly, however if it is a complex issue, expect multiple appointments for maintenance to even begin to figure out how to fix the problem.
This is more of a preference than anything, but the shower I had within my apartment did not have a door. It only had a single glass pane to protect water from getting out. This makes showers not always the most pleasant at times, so definitely invest in a space heater for the bathroom.
The vibe wouldn’t be bad if Pullman would manage it’s properties, however it has been taken over by Shook and has been poorly managed prior and after them taking over.
