Parks at Lanier is single handedly the worst location I have ever had the discomfort of living. The property manager and the security guard are unbearable. Parks at Lanier claims that they are a community. (They are not) Be careful because they will accuse you of harassment if you even speak to your neighbors. My neighbor and I were having a conversation about clipping her dog's nails and I was accused of asking her to lie for us! (even when I recorded our conversation) I received a final warning the day my lease started! This is Due to the manager having a problem with my other next door neighbor / friend. We have been subject to harassment by the security guard and told the property manager is the higher-up and there is nothing I can do about these accusations. Which was a blatant lie. We were also told the apartment was going to be clean when we arrived. The carpet was covered in urine and when I brought this up I was told to deal with it on my own. (Park manager claimed there were no pets before us on documents. Which also was a LIE.) The toilet was broken and overflowing onto the floor. After it was fixed I requested for the floor to be cleaned and was told id have to leave it till the next day. (Literal fecese was on my floor and had been for HOURS) We have found multiple needles / paraphernalia, making this is an unsafe environment. If you want peace and comfort where you live DO NOT come here.

I moved in 3 months ago. The pricing seemed reasonable, but there are hard to find costs. I found out they charge you to use their laundry machines $5 to wash and dry. The lease allows them to up your utilities bill with a months notice whenever they choose. I had to find a place with relatively short notice, so I signed it, but I’ve lived here 3 months and my monthly bill went up $100. It’s a dangerous entrance and parking is terrible. My internet is $55 dollars a month. I know the provider and at that rate, I should be getting almost 10x the speeds I am. It’s 12 mb/s on a hardline connection. Signing a year lease here was a mistake. I can afford it, but you may not be able to.
