The only good thing about this place is the lawn! There is literally no place to park for residents who pay to live here. The water gets shut off all the time. (We were told it shouldn't happen again, but time will tell.) The place smells terrible as soon as you walk in the building and it's never clean and is falling apart. They towed my car without any notice and THEN moved cones to where I was parked to cover themselves, even though it had not been a no parking space beforehand. I guess it's because they suddenly wanted to make the parking lot even smaller. I called to find out where my car was towed and I still haven't heard anything. Also, this place is not night shift friendly, as there are no parking spots available after 8 pm. They offer garages for parking, but the limited amount they have are taken by storage, so some people essentially take up two or more parking spaces, while we get none. It's not like there isn't enough space. They just put cones out because they're too lazy to redo the parking lines in a way that makes more sense for the amount of people who live there. It's poorly managed, and I can't wait to move out.

Austin Manor is an apartment building with more problems than most. First off the building is dated and has little to no ADA accommodations. In fact, due to the heavy doors and abundance of stairs I feel there is only a handful of apartments within the building where someone with mobility issues could safely live. There are two elevators located in the building which have broken down (sometimes simultaneously) while I've lived here. Only one elevator goes to the basement and the other one is the only one that goes to the 4th floor. The laundry room is in the basement and it offers cheap services. 5 washers that occasionally do not spin out the water and 5 dryers that do not heat and never get your clothes dry after the 60 minute run-time. The laundry room often has water running across the floor so beware dropping anything that's "clean." The fire alarm also goes off at a rate of about once every other month. The water is a constant issue. It is constantly being shut off for "repairs" at a rate of at least once a month. The hot water pump even broke twice, leading to the building being without hot water for literal weeks on both occations. One of these occasions occurred after the water was shut off for repairs. So yes they broke it again after fixing it and it took them weeks to fix it again. The building is also on an old style boiler system for heating and cooling and management has to schedule to have the building set for either heating or cooling. Using your AC while the building is set to heat causes water to build up in the system which makes the drop ceiling soggy, increasing risk of it falling in. Management likes to wait until you're well within the hot season before scheduling the building to be changed to AC. Be prepared for your apartment to be 80 degrees during this time. This is not an exaggeration. You can put in maintenance requests but they are slow to repair them, if they repair them at all. Tenants literally joke that the only thing that gets fixed with any expediency are burned out lightbulbs. The dog waste trashcans outside are often overflowing, only being taken care of when the poo bags are overflowing out onto the lawn. Also in regards to pets in general the pet security deposit is per pet. Management is rarely on site and hard to reach. They are slow to respond to emails, texts, or calls and don't seem to be in good communication with each other. Multiple times I'd had issues trying to get them on the same page as myself and each other. It's also possible to get a different answer from different members of management for the same question. Residents often remark that management deals with issues by not renewing leases. And there is a level of fear that complaints about management decisions could get your lease terminated. (Hence using an account that doesn't have my name) It's honestly sad. Austin Manor is a historic building and in a good location. There are two parks within easy walking distance to the building and downtown Delaware is just a few blocks away. It is also located right beside OWU. However poor maintenance and poor management make this place an inadequate living situation. Rent is raised every year while the quality of the living space goes down. And there seems to be little intention to remedy either issue. *A quote from a fellow resident,* "I would call RiverWest slumlords but that's an insult to slumlords" *A quote from a different resident,* "I'm pretty sure RiverWest has a legal team that makes sure everything they do just this side of legal so no one can actually complain." Do not give this place your money. It is currently managed by RiverWest Property Management
