This place is affordable/safe and dog friendly which is good and ultimately why I chose it. However those are the only positives. The people who live here don't care about their surroundings, there was a lot of littering/trash and insane amounts of dog poop - almost no one picked up after their animals and walking around the complex meant you'd step in it at some point. Some dogs would also be left outside and tied up for hours or just be off leash. A lot of the complex rules were not actually enforced so people did whatever they wanted - including park in the middle of the parking lot or horizontally behind parked cars, there is only one parking spot for majority of the two bedroom apartments which was not great, leave trash on their porch for days or dump entire furniture sets next to the dumpster. Maintenance requests also took up to several months, even with active water damage dripping water from the ceiling.

I was able to get a hold of this place once two months ago. I asked to be added to any wait-list they had. They took my email and said they would send it to me within two days. Nothing. Since then, the last TWO MONTHS, I have been calling trying to get a hold of anyone here. Not one person has answered the phone. Not one person has returned my voicemails or my emails. Going to this property, there is no leasing office. What is going on here? What is this? Who OWNS this? Don't live at a property that you can't get a hold of.

Absolutely horrendous management! I wouldn’t recommend if it were the last place on the planet. Seriously, if you value your safety and personal possessions, go anywhere else. The extremely unprofessional, unresponsive property manager is on site for a total of a few hours, one day a week… that alone should indicate how much gets done. When she is present, she continues to fail to adhere to FEDERAL ADA, as well as City Noise Ordinance guidelines. She regularly witholds pertinent information to residents, including a new portal to PAY rent and when a new property management company took over, in May, which I wasn’t notified about for almost a month. She then tried to gaslight me saying she sent it earlier, however she’s also not the brightest, the DATE is on the letter, June 24. She will lie to you, threaten you, ignore requests for Reasonable Accommodations under ADA, which she is completely aware. She was not even available At All for 3 entire months! Not one day. The heat (which legally they have to provide) was out in my apartment for over 8 months and my elderly neighbor didn’t have heat OR Air conditioning for almost 2 years! In Florida! She had absolutely no problem with this and I had to finally go over the property manager’s head to get anything done. That’s a pretty standard timeframe for anything being fixed also. She continues to fail to provide the monthly air filters, although we are charged $20/Per month! The main thing is, this place is not safe. The property manager continues to rent to the type of people that vandalize other’s property, costing thousands in personal damage, with no consequences. There are fights on a regular basis and the police are called often for disturbances. The bombs and artillery from the neighboring Air Force base is nothing compared to the noise the neighbors make, at all hours of the day and night, because they don’t sleep! So guess who else doesn’t sleep. You! You don’t sleep. But who needs sleep anyway. Management thinks an ADULT running around an upstairs apartment at 5;30AM isn’t a problem. The police think differently, since there is a City noise ordinance, clearly stating quiet hours are from 10PM-7AM and the property manager is aware. Complaints to Monica are not only ignored but she condones and defends these erratic behaviors continuously. It’s very concerning! I have a feeling someone with proper management skills could turn things around, but since this is a continuing issue from the previous property management company, it’s not hard to see where the problem lies and the only solution. I know this is long but it doesn’t even touch all of the problems, unfortunately. Just save yourself the headache, a lot of money from vandals and the stress of dealing with a nonexistent property manager that truly does not care about the residents she gets paid to care about. It’s literally her job! Adcock Property Management is the new company, Monica still refused to give me thir contact information and has now decided not to renew my lease…. days after I asked her how many days notice does she need for move out. Retaliation isn’t cute either but it’s par for this shady company! Watch your back and suffer in silence, if you do decide not to take my word for it. Don’t say I (and all the other lousy reviews) didn’t warn you. Really… you’ve been warned.
