Solar window screens are installed for added energy efficiency and comfort. The gated community ensures privacy and security, while the single-story layout offers easy access throughout each home. Community Amenities Residents enjoy a secure, gated environment with convenient access to nearby shops, essential services, and major roadways, making commuting and daily errands simple and stress-free. Lease & Monthly Charges Base Rent: $995/month Water, Sewer & Trash: $50/month Landlord Liability Waiver Fee: $10.50/month (waived with proof of outside renter’s insurance) Total Monthly Payment Required (MTPR): $1,055.50/month Tenant is responsible for electricity Tenant Responsibilities Residents are responsible for establishing and paying for electricity in addition to any optional internet or cable services. Renter’s insurance is required unless covered under the landlord liability waiver. Lease Terms A 12-month lease is required. Security deposit is based on credit and typically equals one to two months of rent. Application fee is $50 per applicant and administrative fee is $250 per applicant. The administrative fee is refundable if the application is denied or the applicant cancels within 48 hours of submission. Rental Criteria Applicants must meet standard rental qualifications, including a minimum credit score of 550, verifiable monthly income of at least 2.5 times the rent, and no rental collections, evictions, or open bankruptcies.
