The entry has a security door and opens onto luxury vinyl plank flooring downstairs and beige carpeting upstairs, miniblinds and verticals throughout 918 square feet of living space. The living room has a closet under the stairs. The dining room has overhead lighting with ceiling fan and a sliding glass door to the rear patio. The kitchen has wood cabinets and Formica counters, and is equipped with: • refrigerator • gas range with oven • stainless steel, double sink with garbage disposal. Both bedrooms and bathroom are located on the second floor. The first bedroom has a single door linen closet and two, mirrored double-door closets that take up a whole wall. The second bedroom has a double-door closet. The bathroom has tile flooring, shower over tub and a single vanity. There is a fenced private rear patio. There are two designated parking spots in front of the unit and additional parking available on the street. There is a shared, coin-operated laundry on site. This home is located in the Folsom Cordova Unified School District. • Yard maintenance is owner responsibility. Residents are required to maintain renter’s liability insurance throughout the term of the tenancy. Residents are also required to participate in the property’s HVAC filter delivery program, when applicable. Applicable program fees will be billed with monthly rent unless otherwise stated in the lease agreement.
