Lease required for August 1st and damage deposit. Utilities are extra but should not cost each tenant more than 70-100 a month (depending on season). Willing to negotiate. The house is an older house with complete renovations. The suite has it's own private kitchen and entrance. It is laminate and tile throughout with new carpet in both bedrooms. Both bedrooms have room to fit a queen sized bed. The bathroom has been renovated and is a 3 piece suite including a bathtub. Entire suite has been freshly painted less than a year ago. There is also extra closet space in the suite itself as well as in both bedrooms. You would have access to the yard and garage. There is room for 4 vehicles behind the garage, and possibly two small vehicles inside the garage. There is a deck off the back of the house as well as plenty of gardens if you enjoy gardening. Kitchen has been newly updated with an older but working and clean stove. Fridge is about a year old. Washer and dryer would be shared with upstairs tenants which are both brand new within the past year and energy efficient. The neighbourhood is quiet, safe and a block walk from 87 and 81 bus stops which can take you to Whyte Avenue in 5 minutes. Millcreek ravine trails are a short 2 blocks away. Upstairs tenant is quiet and respectful, late 20's working professional. Looking for the same or a student. Possible room available on the main floor for the right fit which would lower rent for everyone. Looking for quiet, clean and respectful tenants with references who can clean up after themselves and be dependable. Flexible with pets, depending on type and size. I have for the past year done all of the yard work, including weeding, mowing the lawn and snow removal. I do not mind doing this but if you enjoy it, you are welcome to help! I am very laid back and easy going. Photos do not do the place any justice, much better in person.
