Criminal Background Criminal convictions will be evaluated in compliance with federal, state, and local fair housing laws, considering: • The nature, severity, and date of the offense • Whether it impacts the safety or peaceful enjoyment of the property and neighbors Automatic denial: • Manufacture or distribution of controlled substances (within last 7 years) • Felony violent crimes (within last 7 years) • Sex offender registry (lifetime requirement) 5.
