Criminal Background Criminal convictions will be evaluated in compliance with federal, state, and local fair housing laws, considering: • The nature, severity, and date of the offense • Whether it impacts the safety or peaceful enjoyment of the property and neighbors Automatic denial: • Manufacture or distribution of controlled substances (within last 7 years) • Felony violent crimes (within last 7 years) • Sex offender registry (lifetime requirement) 5. Occupancy Standards Maximum occupancy: 2 persons per bedroom plus 1 additional occupant (per HUD guidelines). • This home: 4 bedrooms → max 9 occupants. 6. Pets Pets allowed with $250 refundable pet deposit + $250 non-refundable pet fee per pet. • Breed or weight restrictions may apply based on insurance requirements. • Pet screening may be required. 7.
