There is easy access to the 49th ave and 41st Ave bus routes towards Langara, UBC, and the Canada Line, and direct bus on Fraser street to downtown. With a high walk, transit, and bike score, you would be just steps away from pretty much any amenity and service imaginable on Fraser Street, and easy access to around the city. We are also steps to Memorial South Park that features a playground, turf field, running track, tennis courts, and exercise equipment. Suite: - Private entry with IN-SUITE laundry, kitchen, newer appliances, full bath. - This is larger than the traditional 2-bed basement suites as this is the full width of the house. - Both bedrooms FIT A QUEEN-SIZED bed and still has enough room for a nightstand and furniture at the end. - Best suited for 2 adults. - Suite is unfurnished but can potentially be partially furnished based on your needs - Ideally looking for a 1 year lease - No pets - No sublets . Please note many of the photos are from a few years ago when the suite was new. More recent photos have a date stamp. Video walkthrough is from July 2024. Current condition of the suite is still very good. Available August 1st onwards for $2350 per month + 25% of utilities (on average ~$75/month). Please provide me some basic information about yourself and housemate, when you would like to move in, and any other information you would like to share at this point.
