Lease Terms
1) This promise to lease is conditional on a credit check/proof of employment and references to the satisfaction of the lessor within 5 days of the accepted offer. All conditions set out in
clause 9.2 shall be applicable.
2) A security deposit equivalent to one month's rent shall be given at the signing of the lease for the furniture included. This amount will be refunded at the end lease, after inspection of the premises by the owner and / or his agent;
All expenses related to the repair or replacement of furniture, dishes, appliances and damage to the unit itself, caused by the tenant and exceeding normal wear and tear, will be deducted from the security deposit;
An inventory of the furniture shall be signed by the tenant before receiving the keys;
3) The first month of rent and the security deposit shall be payable at the signing of the lease;
4) The tenant shall provide proof of tenant insurance / civil liability (2M)before receiving the keys;
5) No sub-leases and/or short-term rentals (Airbnb);
6) The property cannot be changed without the prior written consent of the owners (ex:television, installation, wall fixtures, painting,etc.);
7) No smoking allowed, no cultivation of cannabis plants;
8) No pets allowed;
9) In the event that a key or fob is lost, the tenant shall cover the costs to change the locks and replace the fob;
10) The tenant undertakes to respect the co-ownership's by-laws and shall be responsible for paying any fines charged to the owner during the lease;Address details
