About 55 Kensington Ave
This shared home might be right for you- if you're right for it. It's not like a hotel. The tenants are mostly young women. They are often students, but also often work part time. We aren't that concerned about whether or not you work, but we seek a female roommate. Please provide the following: * State as exactly as you can, how long you will rent. If you don’t know, then give a range of move out dates: the earliest & latest possible. * Because you would live here, you should show yourself- so paste the url of your Facebook profile- & if not your Facebook, then some similar internet presence or emailed content. * Some basic personal details including your age & full name should be included IF they are not in your Facebook. * If you live far away, give the date you next visit Toronto to check out rentals. * If you are moving to Toronto from a very distant location, give your arrival date. You must visit in person before any rental agreement- Skype will not substitute. First & last is required: a $460 deposit (rent + internet) reserves the room until September 1. The deposit is eventually used as the last month of tenancy rent. September’s rent is due September 1. No dogs or cats are present and they are not allowed. No smoking in common areas. It is the 2nd floor front room of a 2nd & 3rd floor apartment in a semidetached townhouse on Kensington Ave in renowned Kensington Market near Spadina/Dundas, downtown Toronto (west). The location is central to colleges, transit (2 major streetcar lines), shopping & social venues. It is a bright medium sized room, 9x16'. The west wall is almost all windows. Winter afternoons are bright & in summer the leaves from a nearby tree provide shade. There are 2 shared bathrooms, with tub & shower stall. Down the hall is the main bathroom & next to that the large main kitchen. The kitchen is well equipped & contains a lounge area. A dining table & chairs are available when needed. The internet is 45 mbps, shared, & stays completely included in the rent if the 350 gb cap is not exceeded. Rent also includes heat (forced air), electricity, & optional furnishings (not exactly as shown in photos). There is no laundry but a laundromat is a 3 minute walk away. There is limited yard space & storage. City street permit parking is available. The house is not new, has cosmetic flaws throughout but is overall safe & sound. Essential maintenance is usually done quickly- other renovations & upgrades are done fairly often. The house has no history of bedbugs- this & any other claim I make can be backed up by past & current tenants.
