Applicants with no rental history or with less than 18 months of rental history can qualify with a co-signer. Co-signer must meet the co-signer criteria outlined below. Income Requirement: All adults must provide proof of their income. Combined income must equal 2 times over the cost of rent. (This means if you multiply their rent by 2 it should equal or be less than their combined income). Proof of income is by the last 2 pay stubs and last 2 months of bank statements. Or if they are self-employed, we require 6 months of bank statements and the last two years of tax returns. To verify their documents are correct you must call their employer and speak with a supervisor to ensure they still work there, and their documents are correct. Credit History: Applicants must have a FICO score of 680 or above. A FICO score of 500 to 599 will be considered with conditions only. These conditions are a co-signer or an additional security deposit (total security deposit equal to 2 times the monthly rent). The applicant cannot currently owe another landlord money unless payment arrangements have been arranged and instated. Automatic Denials: Conviction of a felony, bankruptcy that is not discharged, eviction, skip or money owed to previous landlord or falsification of information on the application. Pet Criteria: Assisted Animals for disabled exempted from the foregoing restriction but do require prior written approval of management. Co-signers: Co-signers must qualify with income 5 times the amount of rent. Credit score must be 700 or above. Foreclosures or Short Sales: Foreclosures or Short Sales are acceptable if the credit score still falls within the Credit criteria. All residents are required to obtain and maintain a policy of Renters Insurance and name the Property Management Company as an additional insured.
