Rental Requirements:Application: By signing the application to rent you consent to credit, background, motor vehicle record and other investigative reports. Each applicant over the age of 18 must complete an application. Photo Identification: Each applicant age 18 and over must provide current and government issued photo ID.Employment: Applicants must have current verifiable employment of six (6) months. Retired or self-employed applicants must provide financial statements that reflect the income requirements set above. The sample financial statements are either tax returns or annual letters from social security, retirement funds, etc. Exceptions may include an additional deposit or cosigner. Income Requirements: The combined income of all applicants must be three times the monthly rent. Rental History: Applicants must provide information for their current and immediately previous landlords and have a minimum of two years of verifiable rental history. Verifiable rental history for a period of at least 24 months, in which all the lease terms have been satisfactorily fulfilled, is required. Applicants with late or bounced payments, but an otherwise positive Landlord reference, may be approved with additional deposit. Credit History: All applicants credit must be in good standing with no bankruptcies in the last three years. All collection and past due accounts will be taken into consideration. Criminal History: Applicants will be asked to disclose any prior arrests, convictions or pending criminal actions. A criminal background check will be conducted. Persons who are listed on any sex offender list will not be considered. Numbers of Occupants: 2 persons/1 bedroom ( 1 when an occupant is under 18). Please be aware that we abide by all county and city occupancy standards so please check with your local municipality before applying. Sub Leasing: Sub leasing or renting of rooms to family members or others is strictly prohibited and will result in immediate eviction and forfeiture of all rent and deposits.
