Private 3BR/1BA cottage-style home near Tram Road; fully fenced corner lot, plenty of yard space, and large front porch for "weekend relaxation"; modern infrastructure: HVAC, large bedroom closets with LED lighting, washer/dryer, electric stove with halogen lit vent, large refrigerator, ceiling fans with candelabra lighting throughout the house, hard-wired smoke alarm, lockable see-through screen and storm doors, aluminum mini blinds, etc. This cottage-style home is in a "convenient" location: near Metro bus stop on Gaile Ave.; very close driving distance to Florida State Capital Complex (Downtown and SE Capital Circle), FSU, FAMU, TCC, North Florida Fairgrounds, and TLH International Airport. What we require to approve an annual lease: full application (on form provided by property owners); favorable five-part background check; and payment of the first month's rent and $700.00 security deposit. The background check contains a Credit Report with FICO Score, National Criminal Record Check, Rental Eviction Report, Full Income Report, and Social Security Number Trace. Additionally, a small or medium-sized pet will be acceptable with $200.00 "pet deposit". Other Important Details: 1. Of course, before requesting and submitting a lease application, you must first tour the listed property. All applicants will be required to submit a preliminary application ("pre-app") to tour and inspect the lease property. A key criterion for pre-app approval will be a minimal 670 FICO score. If your pre-app is approved, the property owners will promptly arrange a "courtesy" tour and inspection. You are welcomed to drive by any time; however, do not enter the property without "expressed" permission from the property owners. 2. Finally, we do require Renter's Insurance for all leased properties. After lease approval and prior to moving to the listed property, the new lease tenant will be asked to provide the property owners with a copy of the declaration page to an "active" Renter's Insurance policy.
