Available June 1. Furnished 1950s 2 bedroom 1 bath house for rent. 930 square feet plus large deck and yard. Small basement and 2 parking spaces, uncovered. Great downtown Sonora location - walking distance to the shops and restaurants on Washington street, Save Mart, fairgrounds. Includes dishwasher, fridge and stove of course, and washer dryer. Central heat but no central air conditioning. The bedrooms have window units and there is an evaporative cooler in the main area. 6 month lease then month-to-month. Please note that I may need to move back into the house in September 2024. Pet friendly though for dogs over 25 lbs you will need to get your own dog insurance. I also require an additional deposit ($200 per dog or cat, up to 2 pets). The yard is alas not fenced but I have cordoned off a portion of it for dogs (works best for small dogs) and the deck is enclosed. There is a small basement with a dirt floor. You could store some things in there if you’d like, as well as any of the furniture I provide that you don’t want to use. Rent includes trash and recycling service, and base water/sewer (up to $125 per month - beyond this tenant pays for additional water usage). Tenant pays other utilities (electric, propane, internet). We can negotiate whether you’d like to put the utilities in your name or not. No smoking in the house please. You would need first month’s rent plus security deposit of $2000 to move in. You will need to submit an application, credit report and income documentation. I’m looking for a tenant (or tenants, plural. I think the house could work for up to 3 people) with good credit and an income of at least 2.5x the monthly rent. I would consider an applicant with a different financial situation with additional rent paid upfront.
