MOVE-IN FUNDS: First month's rent plus any fees, a security deposit equal to $2,500, and a one-time lease preparation fee of $149 A $49 non-refundable application fee is due when you apply. RENTER QUALIFICATIONS: Applicants must have a minimum verifiable gross income of at least 2.5x the monthly rent amount, including any additional monthly charges such as pet fees. Each applicant should have at least two years of verifiable rental or mortgage history in good standing. The average credit score of all applicants must exceed 599, and there must be no unresolved collection accounts. Certain felony convictions within the past two years are prohibited, specifically those related to violence, firearms, sexual offenses, or drug manufacturing/distribution. Additionally, applicants with a history of eviction or damage to a rental property need not apply. Please review the full application policy for more detailed information. PETS: Only dogs under 15lbs are allowed with a monthly pet fee. Please see the application for specifics. HOA TERMS: No HOA. INCLUDED: Smoking/vaping is prohibited inside the home.
