This is a newly renovated, unfurnished two-bedroom unit located on the second floor of a century home triplex near High Park, with a large shared backyard and front porch. Approx. 750 square feet total. **This unit has a shared hallway with the third floor tenant. More information on this below. ** It is a beautiful unit with lots of character, a short walk away from High Park and many amenities on Roncesvalles. There are two bedrooms, a living room, a kitchen and a bathroom. It has hardwood floors and charming vintage details, including an antique fireplace (non-functioning). There is plenty of natural light from windows at the front and back. The house is over 100 years old, so it has basic problems you'd expect in an old home, such as standard wear-and-tear in the rooms. There are two other tenants in separate units of the house: one on the first floor and one on the third floor. The first floor is occupied by a male professional in his 40s (me), and the third floor is occupied by a retired male in his 60s. The third floor tenant must walk through the hallway of this unit to access his unit (more information on this below). The ideal tenant is someone who is considerate and understands the basic etiquette of living in a shared household, such as respectful treatment of the common areas and keeping noise levels reasonable. Move-in date: Feb. 1, 2026 Price: $2200 per month, basic utilities included. Shared internet can be arranged with other tenants in the household. Location: The house is located on Sunnyside Ave., a block west of Roncesvalles and a few blocks north of Queen Street West. Rental terms: RTA protected lease signed with the landlord/owner. Lease term is 12 months and continues automatically. Relationship to unit: First floor tenant helping landlord. Rent control: Rent increases for this unit are capped at the annual provincial guideline because this unit was lived in before November 15, 2018. Required documents: - proof of income - landlord references - last month’s rent Amenities: - A very large shared back yard with a bbq, fire pit, gazebo, and planter boxes for gardening. - A nice front porch overlooking Sunnyside Ave. - A washer/dryer unit in the basement. - Storage space in the basement. - Ample street parking is available, but will require a fee paid to the City of Toronto. - High Park is a short walk away. - Quick access to restaurants and shops on Roncesvalles - A five minute walk to the 504 streetcar (King) or 501 streetcar (Queen). Additional information **PLEASE READ**: While this unit is self-contained and private, the hallway is shared with the third floor tenant who must walk through your unit to access his unit, or to exit his unit. The third floor tenant is a quiet Croatian man in his 60s who is retired and lives alone. Whoever rents the second floor unit must be prepared to encounter him from time to time and be able to maintain basic relations for living in close proximity with him.
