Bad credit may be grounds for denial. Exceptional rental history can be a determining factor in the acceptance or denial of application when dealing with poor credit. b. An eviction history with a current balance on previous accounts will be denied. Any eviction history, whether balance is paid or not, may result in denial of application. 2. Allowance or disallowance of pets will be decided at property owner’s discretion. a. Exceptions are made for those with ESA and Service Animals. 3. If a lease is written the tenant will be required to pay a security deposit in the amount specified in the marketing ad. 12. Additional fees that may occur during leasing period: a. 10% of rent amount late fee for rent payment after the 5th of the month. $75.00 NSF Fee on all returned funds, and $300.00 Re-letting fee for breaking a lease. 13.
