Property is initially offered for 6 months but can be extended for great tenant if all rent/utility payments were paid on time as agreed. Sorry, NO exceptions before then. Home can be rented month-to-month with no commitment for $5,000 per month but occupancy must commence no later than May 1st. Rents are FIRM. Standard first month, last month, and posted REFUNDABLE damage deposit required prior to occupancy. Strong references and signed lease agreement with government-issued photo ID also required from primary tenant who must be at least 25 years old (no companies). Tenant pays for (reimburses owner monthly) water and electricity. Professional $250 departure cleaning charge and flat $100 fee per dog (if applicable) due with initial payment. Owner pays for existing WiFi/satellite television packages, pool/hot tub service, yard service, and pest control service. There are no utility accounts, etc., that need to be opened with a large deposit, since everything conveniently remains in the owner's name! Sorry, sub-leasing is NOT permitted so all inquiries from realtors and property managers are deleted. If this listing is posted, the property IS available.
