1350sf = 1050sf 3br Florence home + 300sf garage- has 200sf deck. House is half block from Oak St where all the schools are located. No smokers nor vapors, not even outside. Tenants pay all utilities. Before you pay any fee, or sign a lease- you will be viewing and touring the inside of the unit as this is not a scam. Regarding early process tours: I drive into town spending an hour and 50% of the time its a no show, 30% who show ignored the minimum posted requirements being thus immediately disqualified, and 10% tell me it won't do with reasons like "I thought it had more bedrooms"- leaving only 10% who may be serious applicants. So to stop this waste, interested rental applicants are required to visit and walk the property, look into the windows as the blinds were left up, and fetch an application only available on site to fill if still looks good. Move in requires one-year lease, cash flow exceeding double the rent/month, and credit score of all adults exceeding 650 to begin.
