DESCRIPTION and RENT: This quiet guesthouse with pretty views has two buildings served by one driveway. One building is brick and is not for rent. The second is a two story guesthouse for rent to one occupant for $1520/month. The rent for a second occupant is $50 additional per month. (note: the garage shown in the photo is not for rent.) The guesthouse is 810 square feet and has a full sized LIVING ROOM with wood floors, 4 windows with Bali cellular shades and a closet. Just inside the front door is a STAIRCASE to the 2nd floor. At the top of the staircase and to the left of the landing is a LARGE BEDROOM with wood floors, 4 windows with Bali cellular shades and a closet. To the right of the landing is the DINING AREA with plaster walls, vinyl tile floors and two large windows with Levelor blinds. Walk through the dining area to the kitchen on the left and the bathroom on the right. The KITCHEN has ample cabinet space, white easy care Corian counter tops, a 2 bowl stainless sink with a sprayer, an in-counter cutting board, an electric stove and refrigerator. The kitchen has served many couples in the past. The BATHROOM has a pedestal sink, shower, toilet and ample outlets for electric blowers, toothbrushes, shavers, etc. PHOTOS can be texted to you. Our photo software and this website are not compatible. UTILITIES are extra. Electricity is separately metered in your name- we pay $50-$100 toward the electric bill in Jan. and Feb. with some guidelines. Water is $40/month per person. Sanitation is $20/month. DISCOUNT: $50 if the rent is paid on the first day that it is due which means that the $1520 rent becomes $1470. COSMETIC DISCOUNT: During vacancies we paint and make improvements, so possibly you may schedule a showing during an "improvement project". If the project continues after your desired move-in date we give discounts for "ugly." INCOME: 2.6 times the rent, or about $4000/month, with copies of last four pay stubs or bank statements- a good credit and rental history history can lower the income requirement. PAPERWORK: All occupants must have a valid government issued ID and a social security card. We have our own in-house application. Identity check, Credit, eviction & damage history, job & income status and background check are a part of this process, too. PETS: maximum 2 cats- canaries are okay- no dogs or other animals. Pet fee (one time) $200 + $10/mo/cat. SUBLETTING: no longer permitted due to past damage. APPOINTMENTS: We're on the property and available almost any day, any time.
