Well behaved pets are welcome! The property faces a beautiful green boulevard with a municipal pet waste bin conveniently located at the end of the street. (Pet deposit required). Laundry: Shared laundry facility conveniently structured on a predictable odd/even day rotation schedule, with the lower unit. Utilities: ( BC Hydro & Fortis BC ) are split 50/50. Hydro is billed every second month, and gas is billed monthly and is very low, with a newer gas furnace and hot water on demand tank. The bills are in the landlord's name, and paid directly to the landlord by the 15th of each month. Employment verification, references and credit checks are required, along with tenant insurance, and a standard security deposit of half a month's rent before moving in. School catchment of IB Queen Mary Elementary School and Carson Graham Secondary School. Also close by are two independent schools; Saint Edmund's Elementary and Saint Thomas Aquinas Secondary. No smoking or vaping allowed on the property. Please note: Unfurnished photos show the unit prior to the current tenancy, and will be brought back to that standard between tenancies. The current tenants will be moving to their newly purchased home at the end of October, giving us time to repaint and refresh the unit for a mid November move, or possibly earlier if needed. December 1st is also acceptable for those that have yet to give notice. We are seeking respectful, clean and long-term tenants, with a lease of a minimum of 6 months.
