Ongoing Liability: The tenant remains responsible for rent and utilities until a new tenant moves in or the original lease term ends (whichever comes first). Finding a Replacement: The tenant must cooperate with showings and keep the house "show-ready." The tenant can help find a qualified replacement, but the landlord must screen and approve them. Financial responsibility officially ends the day the new tenant's lease begins.
