Welcome to this cozy 3-bedroom, 2-bath home at Parkside at Wolfpen, just 8 minutes from Kyle Field and next to Wolf Pen Creek Park. This apartment features an open floor plan with an expansive living area, plush seating, a flat-screen smart TV, and elegant decor throughout. The fully equipped kitchen includes small appliances and housewares, a dining table for large meals, and barstool seating. Enjoy the fenced backyard for pets or outdoor lounging. This apartment is pet-friendly. A $200 non-refundable pet fee is required. Located steps from Wolf Pen Creek Park, you'll have access to live music, walking and biking trails, and nearby entertainment like Spirit Ice Arena and Grand Central Station. Kyle Field is just 8 minutes away, and there's driveway plus extra street parking available. Smoking is not allowed in or on the property. If there is any evidence of smoking, $400 will be retained to deodorize the home. Do not turn the thermostat below 69 during the summer, as the unit could freeze, and you will be charged the cost to repair the heating/cooling system. When leaving in the summer, turn the thermostat up to 80 degrees. When leaving in the winter, turn the thermostat down to 60 degrees. People other than those accounted for in the booking agreement may not stay overnight on the property. If unauthorized guests have stayed, a fee of $300 will be retained plus $25 per person. Parties are prohibited. If a pet is found on the property without prior approval, a pet fee will be charged and the booking may be terminated. Guests are responsible for cleaning up after their pets. Parking is only allowed in respective areas on the property. Towing is enforced, and any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. If the cleaning crew finds that the property has been left excessively dirty, you will be billed for the additional cleaning time at a rate of $50 per hour. Do not flush anything other than toilet paper. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, you will be charged the cost of the plumbing repair. Fires are not allowed on the property, and absolutely no candles may be burned in the house or on the property. No grill onsite. No trash or other items may be left on the property or outside the front door. All trash must be bagged when placed in a dumpster. There will be a $20 charge if this rule is not followed. For long-term guests, trash pickup is Thursday morning, so please roll the dumpster to the end of the alley Wednesday evening. Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. Should there be security cameras, guests may not alter, tamper with, or access them in any way. Failure to follow this rule will result in charges for the full amount of the damage caused by such failure. Guests will need to provide their own paper goods. An initial set-up of trash liners, toilet paper (1-2 in each bathroom), and hand soap are provided. Extra items needed are the responsibility of the guest (i.e., toothpaste, soap, extra toilet paper, shampoo, sunscreen, etc.).
