The ready-to-use kitchen is equipped with new appliances, Keurig and drip coffee makers, and everything needed for easy meals or quick reheats. Enjoy the fenced backyard with patio seating, great for outdoor lounging. Pets are welcome with a small additional pet fee. A $100 non-refundable pet fee is required for up to two pets. Parking is available in the driveway. Conveniently located just 8 minutes from Kyle Field and Texas A&M University, this home is ideal for game days, campus visits, or local events. It's also a short 3-minute drive to HEB, and 12 minutes from Grand Station and PopStroke Mini-Golf. Smoking is NOT allowed in or on the properties. If evidence of smoking is detected, $400 will be retained from your deposit to deodorize the home. Do not turn the thermostat below 69 degrees during the summer or above 80 degrees when leaving. In the winter, turn the thermostat down to 60 degrees. Unauthorized overnight visitors will incur a $200 fee plus $50 per person. The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas, which record audio and video. These devices are on the exterior of the property. Guests must be a minimum of 25 years or older to sign the booking agreement and be responsible for all guests in the party. Do not flush anything other than toilet paper. Feminine products or other products besides toilet paper flushed and clogging the plumbing system will result in the guest being charged the cost of the plumbing repair. No candles may be burned in the house or on the property. Guests will need to provide their own paper goods; an initial set-up of trash liners, toilet paper, and hand soap is provided. Extra items needed are the responsibility of the Guest. Trash must be collected, bagged, and placed into the city garbage bin located on the side of the property, or a $25 charge will apply. Close and lock all windows, close blinds, and lock all doors. Events require permission from the booking agent and homeowner and will incur an event fee. Guests may not alter, tamper with, or access security cameras in any way; failure to follow this rule will result in charges for the full amount of damages. Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The living area offers a queen-size pull-out sofa for extra sleeping space. Board games are available for kids to enjoy during downtime.
