Driveway parking is available for 4–6 vehicles. Enjoy sunset views and abundant wildlife on 100 acres of seclusion. This home is less than 25 minutes from Kyle Field, and close to downtown Bryan's shops, restaurants, and entertainment. Messina Hof Estate Winery and Joe’s Place are also nearby. Guests must be a minimum of 25 years or older to reserve the property and digitally sign the booking agreement prior to check-in. Smoking is not allowed in or on the property, and a $400 fee will be retained to deodorize the home if evidence of smoking is detected. Do not turn the thermostat below 69 during the summer as the unit could freeze, and the guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees. People other than those accounted for in the booking agreement may not stay overnight on the property; if unauthorized guests are found, a fee of $300 will be retained plus $25 per person. This property is not pet-friendly. Fires are not allowed on the property except in the firepit when there is not a burn ban in effect, and absolutely no candles may be burned in the house or on the property. Guests must wait for the gate to fully open before entering and be sure when exiting that the gate has closed behind them. Guests must remain in the fenced area around the house unless arriving or exiting the ranch. Do not roam the ranch. Owners personal items and fridge are located inside the pantry/laundry, please refrain from consuming any and all items located within the pantry/laundry room area. The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas, which record audio and video. All devices are on the exterior of the property.
