This INCLUDES lawn mowing and water/sewer/trash. - $2,300 deposit - Tenant must be able to pay deposit and rent via online ACH portal, no cash or checks accepted. - Minimum verifiable 700 credit score (this is non-negotiable) - Power, gas, internet, and cable are responsibility of tenant. These utilities must be transferred into tenant's name prior to move-in. - Pets allowed with increased deposit, limit 2 ($300 per pet increase to refundable deposit). Applicants must not have prior evictions and must pass a background check. - Applicants must agree to adhere to the community CC&Rs as well as the Rental Agreement rules and regulations (copies will be provided prior to formal application, upon request). - One-year lease required. - Must provide proof of renter's insurance with minimum $100,000 coverage prior to move-in, listing Black Cat Property Management as additional insured. - All applicants/tenants must complete and annually maintain a pet, no-pet, service animal, or support animal profile through PetScreening.
