(The property is monitored by video recording devices.) **CLEANING AND PAINTING ARE ONGOING AND WILL BE COMPLETED PRIOR TO 5/30/26** - $2,200 per month rent. Tenant must be able to pay deposit and rent via online ACH portal, no cash or checks accepted. - $2,200 deposit - Minimum 670 credit score (this is non-negotiable) for ALL tenants over the age of 18. - Utilities not included. All utilities must be transferred into tenant's name prior to move-in. - Pets allowed with increased deposit ($300 per pet), limit 2. Dog breeds cannot be on aggressive breed lists. - No smoking. - No co-signors please, and applicant must be occupant. - Must show proof of ongoing, stable, total monthly income at least three times the monthly rent ($6,600 for this property) with healthy debt to income ratio. - Applicants must provide good references from last two landlords. Applicants must not have prior evictions, and must pass a background check. - Applicants must agree to adhere to the community CC&Rs as well as the Rental Agreement rules and regulations (copies will be provided prior to formal application, upon request). - One-year lease required. - Must provide proof of renter's insurance with minimum $100,000 coverage prior to move-in, listing Black Cat Property Management as additional insured. - All tenants must complete and annually maintain a pet, no-pet, service animal, or support animal profile through PetScreening. ($25/year for pet profiles)
