When we moved into the Franz, it was only going to be for less than a year, and we stayed a little less than 2 years. If you want a great location (beer, food trucks and restaurants outside your front door), this is a great place to consider. The apartments are a bit small but well laid out, and you get access to a downstairs patio and roof top patio. The staff is really nice and repairs are done very quickly if you need them ( we had 1 or 2 service requests so not many). It felt like the Franz was always sponsoring events for fun like an outside event that brought in food trucks, a free happy hour with beer at Boxing Bear brewery downstairs, or raffles for tickets to local events. If you are looking for a community type apt building that is newer, safe and close to lots of things, I'd give it a look.

My favorite apartment that I have ever lived at- I was at the Franz for 2 1/2 years and would have stayed longer if I didn’t have to move away from ABQ to find work. When I moved to ABQ I was struggling with an apartment with a lot of issues on the NE side. I happened to drive by The Franz after another apartment tour and knew it was the spot immediately. Beautiful view of the Sandia Mts, high ceilings, lots of natural light. The floor plan maximized every square foot. The appliances were new and best of all the diffused lighting created such a tranquil mood. The only apartment I’ve ever had where every visitor complimented the space. The apartment had a great value for the price. The location is perfect allowing walking to Old Town and downtown. There are alot of great restaurants and attractions nearby and food trucks. You are a short walk from the Bosque to unwind or exercise. You are also a short drive to the airport which was critical for me. It seems things will even improve with new restaurant development and pickleball courts that I wish were there while I lived at the Franz. There is a small gym onsite that is convenient. The management at The Franz is fantastic. Such a refreshing change compared to nearly every other experience I’ve had dealing with a large corporate real estate firm. Micaela and the team are extremely friendly and patient and were very helpful during my entire stay. I had one minor maintenance issue in 2 1/2 years. The apartments are well built. The only negatives I can even think of are the mandatory trash valet. And the moderate noise from the hallway, Central on weekends, and occasionally from neighboring apartments. Some simple white noise makes all of these non issues. It’s also not as easy to quickly get to multiple supermarkets etc as it is on the NE side. I would highly recommend this apartment complex. This is the first review I’ve ever written and I feel I had to as I enjoyed living at The Franz so much and truly miss it. I was genuinely sad when I was moving away.
