Greenwood Manor Apartments offer large apartments with great floor plans, large windows for natural lighting. We offer 1 bedroom/1 bath and 2 bedroom/1 bath units. We have a large beautiful grass courtyard, (2) on site coin-op laundry rooms, off street parking and friendly tenants. We are conveniently located near 9th Street which offers multiple shopping and dining establishments, easy walking distance to The Boys and Girls Club, as well as the Aquatic center and City transit bus. This is a non-smoking/vaping property. They allow certain tenants to smoke in there apartments even after numerous complaints and rules stating no smoking. Our upstairs unit stunk of cigarette and weed smoke from the unit below us. The plumbing was pieced together under the sinks with what looked like universal scraps. The floors were very weak and bouncy (rotten) in a few spots, felt like you would fall through. Our breakers would constantly blow due to half the apartment being on one breaker that was very old. They tried to charge for existing damage upon move out even though it was documented on move in. We did not get a requested walk through upon move out. Also was extremely over charged for carpet cleaning. I was constantly threatened with my vehicle being towed, they would watch me drive in and park then put a warning on it saying it hadn't moved in a week and was disabled and would be towed. I drove the vehicle everyday to and from work. The outside upstairs walkways were nothing more than a sheet of plywood with multiple spots rotting. Highly suggest finding a different place to live.

Don't expect to get your deposit back without a fight. Luckily I had taken pictures before moving in, and after moving out. They decided to charge several different cleaning fees totaling around $400, which isn't legal. In Oregon tenants are not responsible for the regular costs of preparing the apartment to be rented, unless there is damage or excessive filth. With pictures of a sparkling apartment, I was able to get my deposit back, but not without countless emails, references to Oregon law, and threats to take them to court. I believe I was mailed 3 separate checks over the course of several weeks as I contested each charge. The apartment manager told me she's never seen anybody receive their full deposit back, outside of carpet cleaning fees which can be legal to withhold. JPM, the management company, is purposely violating Oregon law with the hopes that their low income residents won't have the means to take them to court. Greenwood manor is highly unethical and I would highly recommend against living there.
