Beautiful apartment but it's very expensive. Also be warned that the owners will steal your deposit. They claimed that they needed to repaint the apartment and use a very expensive brand. I have contacted other tenants who also had their deposits taken, even though they made sure the apartment was spotless when they left. Take photos of the apartment before and after living here so you can take them to court if need be.

This place is gorgeous but is pretty expensive to live. I loved the apartment and the location. There are a few reasons I am giving it a 3 star review. 1. They will not give you the gate code for your car to enter the complex and did not give me the device that you keep in your car to drive in because I did not own my own vehicle, so if I had a car to move or rented a car I had to try to ring up the RM who would only answer half the time. 2. This is a big issue I have. I moved out of TPL and was just informed that they are charging me an additional $150 for repainting and cleaning the apartment. This is on top of the $125 security deposit that will not be returned. The apartment was pretty much spotless, no where near 270$ worth of cleaning. And this was only for half the apartment, my roommate was charged another 150$. While I was living there it was clear that there was just patch paint work throughout the apartment so the fact that they're now claiming I owe 270$ ($230 of which is being charged for painting 1 room and half the shared space) seems insane. I loved this place until the cleaning fees were sent to me.

Not the luxury apartment they market it as. Way too expensive for all of the issues we had. You would think a "luxury" property management company would want to stand apart from the competition by providing great services for their renters. But that would be too logical! If you care about timely service responses, privacy (safety if you are a woman) , and getting your deposit back, I would advise you to find a private landlord instead of this company. We rented a unit at Thomas Park Lofts, which had starting with management under Aggieland property management, which actually did a better job and had great communication. When Terrance Murphy bought the units and Patriarch took over, it all went downhill. First off, communication from Patriarch only came in the form of long email essays that were clearly written by ChatGPT, if you had a question it would take days to get a response and usually it would come at odd hours like 2am or 4am. They could never pick up the phone. When I went to give the keys back, I had to WAIT 30 MIN for them to communicate where to leave the keys at their office because nobody was working on site. The 2 times my girlfriend and I had a maintenance request, there was zero communication about the times they would show up and they showed up unannounced (not the plumbers fault). I got a call at work saying plumbers were at my house and I needed to let them in. Of course this was rescheduled. When the plumbers came at a time I could be home, they told me they were told to go anytime cause we would be there...is Patriarch surprised we had to work to pay expensive rent?? Additionally, there were 3 times we did not request maintenance but Patriarch maintenance or unauthorized pest control entered the apartment without giving notice. We know this because a pest control card was left on our counter and another time a vent was installed on our patio. This is unacceptable, especially due to the fact my girlfriend was sometimes home alone. Onto the deposit. Our unit was in ok condition when we received it. Nothing a normal person would complain about and they actually redid the floors before we moved it which was fantastic. Aggieland property management did a great job. When we moved out we had clear communication with Patriarch that 1. We would love to do a walkthrough to identify issues of concern, and 2. Patriarch themselves saying we did not need a professional carpet clean because we did not have pets. We got the apartment cleaned and made sure to even wipe the fans blades. That's how detailed we got upon move out. I would say the apartment was in better shape than we got it, however there was a piece of the patio door that was broken. This money was important to us and we did everything we could to ensure almost full return of our deposit. Patriarch must've assumed we would forget about the deposit because there was 0 communication about it after move out. We asked persistently over the next month and a half. They could not seem to communicate the status or what the hold up was. It took well beyond the 30 days allotted for them to send the deposit. We received less than half of the security deposit back!! The 2 itemized items were "Cleaning; full unit cleaning" and "make ready touch up paint and supplies". What "luxury" property management company has touch up paint as their most expensive line item?? I have never had a landlord charge me for this ever. The final issues we had are that the hallways and general cleanliness of our building were not up to standard for the rent we were paying. Aggieland property management used to send a person to come clear trash away from the building before it piled up, because the trash cans were so small. But this was too much work for Patriarch. I was going to give Patriarch a chance to redeem themselves with the deposit, despite all we have been through. STAY AWAY
