Upstairs includes new vinyl flooring. Primary bedroom features an oversized walk-in closet, ensuite bath, and soaker tub. All additional bedrooms include walk-in closets. Washer and dryer are included. Home is partially furnished with option to remove furnishings if desired. The basement is currently occupied by a long-term tenant who has lived there for 8 years with no complaints. The basement has a separate entry and does not have access to the backyard or garage. Rent is $4,500 per month. A well-behaved pet may be considered with owner approval and a $900 pet deposit. No smoking. First month’s rent, last month’s rent, and a $4,500 security deposit are required prior to move-in. Available for a 12+ month lease only. UTILITIES: As part of the rental obligations, the resident will be responsible to pay: electricity, gas, water, sewer, internet, and cable TV or satellite. The resident is also responsible for lawn care, removing snow from the driveway, walkways, and patio/deck, as well as replacing water filters, and maintaining water softener salt levels. The resident must have or obtain renter's insurance before move-in. The resident is required to have an active Renter's Insurance Policy for the duration of the lease. NEIGHBORHOOD: Sun Meadow (also known as Aspenglen at Sun Meadow) is located in the Trailside neighborhood of Park City and offers immediate access to Trailside Park, featuring an extensive trail system, bike park, playground, and sports fields, along with direct connections to Round Valley’s miles of hiking and mountain biking trails. Residents also enjoy nearby access to camping in the Uinta Mountains and fishing in blue-ribbon trout streams, while remaining centrally located for commuting, approximately 10 minutes to Park City Main Street, 15 minutes to Heber, 24 minutes to Salt Lake City, and about 40 minutes to Salt Lake City International Airport.
