RENTAL CRITERIA We do not accept comprehensive reusable tenant screening reports All applications must be complete, and all application fees paid prior to any application being processed. IMPORTANT – We do not rent our properties sight unseen. You must first see the property before applying. The application fee is $52 per adult and is non-refundable. If you require a co-signer, the co-signer will need to fill out an application and pay a non-refundable application fee of $52. 1. A complete application will include: Income verification (you must be able to verify income, i.e. paystubs (last 30 days), W2’s, tax returns, social security, award letters and/or housing assistance documentation) Contact information for current & previous landlords Identification documents submitted for each applicant (current state-issued photo ID’s or a current passport are acceptable forms of ID) Application fee paid for by all applicants Signed acknowledgement of rental criteria 2. Other Costs involved: NSF fee $35 Late fee 10% of monthly rent, assessed on the 6th day of the month Admin Fee $150 Non-refundable fee of $500/pet (Maximum of 3 pets allowed) – applies to pet friendly properties (No charge for permitted Service Animals) 3. Application approval is based on the following: 640 Minimum Credit Score 2 Years Positive Rental or Mortgage history Verification of 3 times the monthly rent in income 5. Application may be approved with a co-signer if the following are not met: Credit Score Less than 640 Less than 2 years of Positive Rental or Mortgage Payment History Income less than 3 times the rent in income 6.
