It is 5 minutes walking to: • Cambie Corridor (Save On, Home Depot, Canadian Tire, Winners) • Olympic Skytrain Station • Seawall • Charleson Dog Park • 99 BLine • Vancouver General Hospital The building is located between Heather Street and Willow Street, on a traffic quieted street, and occupants can make use of 7th Avenue as a dedicated bike lane. The Unit: The unit is south facing, with a quiet 200sqft patio facing West 7th avenue. Unit amenities include: • Dishwasher • In Suite Laundry • Wood burning fireplace • Full storage locker • Dedicated Underground Parking • Pet Friendly (we'd like to meet the pet!) • New elevator The building is primarily owner occupied, quiet, friendly and well maintained. Our ideal tenant is professional, and respectful of the space and would love to make it their own. They have lived in an apartment before, and are respectful and courteous to both in building and community neighbours. As owners we are responsive, responsible and helpful. We live locally and are quick to respond and assist with small fixes and repairs as needed. For pets -- the ideal pet is an indoor cat, or small, quiet dog. Larger dogs will be considered, however, preference will be given to animals that are accustomed to apartment living, and are quiet and well trained. All cats must be indoor cats - while they are free to utilize the patio (see Riggs in the pictures!) they must be kept within the unit, and not allowed to roam free within the building or surrounding neighbourhood. *Of note: There is an exterior building construction project commencing in the late spring / early summer of 2026. Construction will be expected during weekdays, during business hours for 6 - 8 weeks. As owners, we want to ensure that prospective tenants are informed ahead of time. This will not impact or affect your use of the exterior patio area. The unit is available for occupancy January 1st. Owners seek to sign a 1 year lease, but hope for a responsible tenant who wishes to call the unit home for a long time to come. Applicants may be asked to submit proof of employment / earnings information prior to approving the rental.
