Cooling: Tenant provides own window A/C Unit(s) (if desired). Yardwork & Snow Removal: Tenant responsible for all yardwork and snow removal. Property is large and does require a good bit of yardwork, tenant must have a mower and trimmer and be willing and able to take good care of the property's yardwork and watering. Tenant Pay: Gas(~$85/mo, Black Hills Energy) Electric(~$115/mo Rocky Mountain Power) Water ($50/mo flat fee added to monthly rent -Well water provided by the subdivision) Sewer (~$30/month City of Riverton) Trash Service (~$50/month through Hopper Disposal or Wyoming Waste Systems.) 1 Year Lease: after which goes month to month with at least 60 days notice prior to move out.
