The following are UNITED PROPERTY MANAGEMENT OF THE GULF COAST, LLC criteria for qualifying an applicant as a resident and must be included with all applications. 1. All applications must be fully completed, dated and signed. 2. Reliable documentation and telephone numbers of all income sources must be provided; income must be a minimum of 3 times the rental amount, for all applicants or/and guarantor. NO EXCEPTIONS! (a) If employed, you will need one of the following: your most current pay stub, letter from employer or last years W-2 (b) for military members we require you’re latest LES and a copy of your orders. (c) If self-employed, you need to furnish the last two years tax returns, including your 1099 and a statement of current year's income. (d) Other income, such as retirement, AFDC, SDI or others, must have reliable documentation. 3. Photo ID is required. 4. Family size must be in compliance with the available unit per HUD guidelines. 5. APPLICANT WILL BE DENIED OCCUPANCY FOR THE FOLLOWING REASONS: a) Falsification of application. b) Incomplete application. c) Applicant has had legal items in the last 24 months. d) Applicant has had tax liens in the last 24 months. e) Applicant has had any outstanding debt as reported by the Credit Bureau. (Landlord, collections etc…) f) Applicant has had electrical and gas / water utility debt g) Applicants Credit Score is less than 500. If applicants credit score is greater than or equal to 500 but less than 550, at minimum a double deposit will be required h) Applicant has had collection’s or adverse action records. i) Applicant has had positive check verification. j) Applicant has felony records matched in the last 100 years. k) Applicant has VCAP records matched in the last 100 years. l) Applicant has serious misdemeanor records matched in the last 10 years. m) There are exact name matches on the OFAC watch list. n) Applicant has matches in the registered sex offender database. o) Applicant has Name with DOB matches in the registered sex offender database. p) Applicant has verified eviction records q) Applicant has more than 2 verified eviction initial filings r) Applicant has had RDI Apartment Collections s) Applicant has more than 2 late pays or NSF checks in the past 12 months in the RDI SkipWatch database. t) Applicant has more than 1 default and/or eviction notices in the past 26 months in the RDI SkipWatch database. u) Applicant has had eviction filed. v) There are other names associated with the Applicants Social Security Number. w) Applicant has failed a Social Security Number fraud analysis. x) Poor rental history profile - Slow or Non payment of rent - A history of violence to persons or property - A history of poor or unsanitary housekeeping - A history of drug related activity by any household member y) History of unruly or destructive behavior by resident or resident's household z) Poor personal references aa) Lack of demonstrated ability to live independently 6. All PETS must be approved by the OWNER/UNITED PROPERTY MANAGEMENT OF THE GULF COAST, LLC. If a pet is allowed there will be a minimum charge of $250 which is a NON-REFUNDABLE pet fee. Additional pets and large pets will be at an additional cost. This fee allows you the right to have an APPROVED pet on the premises. This fee is not a damage deposit; tenant is responsible for all damages caused by pets. The following pets are not allowed at any time: Doberman Pinscher, Huskies, Saint Bernard, Malamutes, Great Danes, Mastiff, Rottweiler, Akita, Bull Masiff, Chow Chow, German Sheppard, Pit Bull, Presa Canario, Dogs that contain a mix of one or more of the above breeds, and dogs, regardless of breed, that have been involved in a biting incident. 7. If approved, the lease must be signed; a $75.00 lease preparation fee and full security deposit must be paid in either certified funds or a money order within one business day of approval. Once all funds have been received, we will take the property off the market and hold it for a total of fifteen (15) days. At the end of fifteen (15) days, if tenant has not taken occupancy, tenant’s security deposit will be forfeited and the property will be placed back on the rental market. Full first months rent is due on or before occupancy date. If the lease date is on or after the 20th of the month, the prorated rent is also due. 8. Roommates must be able to qualify individually & may be considered with the owner’s permission and are subject to a written Roommate Agreement. A security deposit equal to 75% of the advertised security deposit, will be required from each roommate. This security deposit is to be payable in advance in the form of certified funds. Terms and conditions of the Roommate Agreement shall be included in this Acceptance Policy. 9. SMOKING POLICY – NO SMOKING is allowed in any of our properties.
