Minimum Requirements: - Credit score of at least 575 - No felonies - Verifiable monthly income, 3 times the rent amount - Good standing rental history - No evictions or unlawful detainers within the past 5 years - No balance owed to previous landlord Total Cost to Move-In: - First month's full rent - Security deposit: 2x rent for credit scores between 575-599, 1x rent for credit scores above 600 - First month's sewer and trash (total $84) - Pet owners: First month's pet rent ($50 per pet) plus one-time pet fee of $250 per pet - Prorated rent, sewer, and trash charges will be charged the following month What's Needed Before You Receive Keys: - Signed lease - Utility Account Numbers (Gas, Electric, and Water) - Occupancy Permit - Renter's Insurance Declaration's Page with new address listed - Payment of all fees To secure the rental property, the approved applicant is required to place a deposit equivalent to one month's rent or the specified amount based on their credit application.
