Walk to all your favorite downtown restaurants and bars! Rent includes lawn care, trash, pest control, and monthly air filter changes. Anyone 18 or older must pass all background, credit, and rental history checks. Your application will be denied if you do not meet all the below minimum requirements: • Applicant must be a non-smoker. • Applicant must have current photo identification and a valid social security number. • Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. • Applicants must receive positive references from all previous landlords for the previous 5 years. • Applicant must exhibit a responsible financial life. Credit score must be a minimum of 615. • Applicant must have at least 12 months of no late payments on their credit report, a minimum of 1 year at their current place of employment, and proof of on-time rental payments to their current landlord with a zero balance owed. All information is verified • Occupancy is limited to 2 people per bedroom. • All applicants over 18 will be subject to a background check. The applicant’s background must exhibit a pattern of responsibility. • Applicant must have No Felonies, Evictions, or Bankruptcies within the last four years and No Sex Offenders. The most recent Landlord references will be required. • Pets are welcome! A $250 non-refundable deposit per pet is required. A two-pet maximum is allowed.
