The following house rules are intended to ensure a pleasant living environment for all parties involved: • Overnight guests limited to four (4). • Additional guests require written approval from Landlord. • No long-term stays (7+ nights) allowed without written permission. • No subleasing or reassigning of this lease is permitted. • Outside noise levels down after 9pm. • The yard shall be kept well-manicured and free of rubbish. • Tenant pays water, gas, electric, sewer, and garbage disposal. • If pets are present, the house must be sprayed after vacating. • No parking is allowed on the grass. • Tenant shall provide and maintain their own insurance. The Landlord reserves the right to inspect the property with reasonable notice (pursuant to Indiana Code 32-31-5-6), typically 24 hours, except in emergency cases. Regular inspections will be conducted every 6 months. Tenant is responsible for reporting maintenance issues to the Landlord promptly. Tenant shall comply with all local, state, and federal laws.
