3 bedroom 2 bath home with Split bedroom floor plan. Master bedroom has a Bay Window & a Texas Bath. Large Dining Area,Kitchen has 3 walls of Cabinets TENANT CRITERIA MUST have a FICO credit score of 600+. Gross monthly income MUST be 3 times the monthly rent of the property. MUST have good rental history: NO prior evictions or owing any money to a previous rental property (repairs/Rent, etc.) If you have an eviction or owe someone for rent - automatic denial. Be able to pay security deposit & a full month's rent, certified funds. Security Deposit due to Cornerstone Realty within 48 hours of verbal commitment and application approval. The Lease start date must be within 10 days after approval (certain exceptions may apply). This requirement is applicable even if an approved applicant has not seen the inside of the home. We do a nationwide background check. This includes credit, rental, and criminal background. There are some criminal backgrounds that would be reason for denial: any conviction misdemeanor or felony that involves ANY violence or selling drugs, are some examples. Absolutely No Sex Offenders. All adults (18+) must submit an application - $50 per application, per adult. We allow pets 30 lbs. or less. There are certain breeds that our Insurance does not allow. Please ask about your dog's breed upfront, prior to filling out an application, as once we screen your application, the $50 application fee will NOT be refunded. We do charge a $500 non-refundable pet fee. Upon approval, we require you to carry $100,000 worth of Liability Insurance. If you already have renters insurance you may have Liability Insurance. If not, you will be required to purchase it through us for $14.50 a month; this does not cover you or your belongings. Once we screen your application, the $50 application fee will NOT be refunded, whether you are approved OR denied.
