New lower price! The first thing you'll notice about this house is how remote it feels. Despite being only 15 minutes from the University of Virginia Medical Center you'll feel like you're deep in the country. This single story with basement ranch-style brick home is situated on 1.28 acres. The backyard abuts a private forest populated with deer ant turkey. The property across the street is a small farm, and adjacent to the front yard is a vineyard. The house has its original 3/4-inch pine floor throughout. The slate roof is new as of 2018. The basement was waterproofed in 2018 to include an under-the-foundation French drain and bilge pump system. The house comes with a basement dehumidified which keeps the basement at a very comfortable 30% humidity. The basement remains at 68 degrees Fahrenheit (20 degree Celsius) year-round. It's the ideal location for woodworking and fermenting beer. The kitchen was renovated in 2022 to include new cabinets fronts, new countertops, new flooring, new overhead lights and a new exterior door. The kitchen includes new (2018) stainless steel Samsung appliances. The large laundry room comes with a new (2018) Samsung washer, and a drier. The Master bath was renovated in 2021 to include a double vanity, lots of new overhead lighting, new bathtub and shower combo, and new stone tile flooring. There are ceiling fans throughout the house, which in addition to the plentiful windows (new as of 2018), make it easy to keep the house cool in the summer. Electrical costs for the house have been between $90-$130 a month. Electrical was updated in 2018. The well pump was replaced in 2018, and the entire septic system was replaced in 2021. These will be trouble free for years. Having a well means you draw your drinking water straight from an aquifer 250 feet below the surface. The water tastes amazing. Because you'll use the septic system there are no associated water or sewer fees. The house has a large shed that can easily accommodate all your tools and gardening equipment. If you want the convenience of living close to the University and town center but the spaciousness of country living, you'll want to view this property. Tenet costs: rent, renter's insurance, electricity, trash collection. Pets are welcome with an additional fee of $30 per month, per pet. Lawn care and tree care is provided by a professional service at no additional cost. Looking for a 12 or 17 month lease. Credit scores in the 600s Application fee of $50.
