Tenant(s) pays all utilities except garbage. Verifiable positive and stable employment history. Verifiable net monthly income of 3x the monthly rent or guarantee of lease / co-signer may be required. Verifiable positive rental history and references with no unlawful detainers or evictions within the last 10 years. Criminal background may be cause for denial. Credit score of 700+ (average of the 3 bureaus) or a double or triple deposit or co-signer will be required. No smoking. Applicants are responsible for verifying all information and qualifications with the owner / property management company prior to submitting a paid application or signing a lease to rent.
