Verification will include: - Confirmation that applicants pay rent on time - Confirmation that applicants do not currently owe money to present or previous landlords - Confirmation that current lease has or will expire prior to move in date - Confirmation if applicant is still liable for future rental payments if lease has not expired - Inquiry as to the applicants history as a good resident/neighbor - No rental collections, judgments, or evictions will be accepted CREDIT CHECK - We will use a third party to determine credit history - We will verify that there are no rental collections, judgments, or evictions - You may not be in a current bankruptcy - You may not have overdue utilities (specifically gas and electric) CRIMINAL HISTORY - A criminal background check will be performed at the time the application is made - All persons with a felony conviction or any pending felony charge will not be accepted - We reserve the right to update criminal background check(s) at any time during INCREASED SECURITY DEPOSIT - If an applicant meets all other requirements, but has some unfavorable credit (excluding rental judgments or collections) or no verifiable rental history, they may be accepted by paying an increased security deposit IDENTIFICATION & INCOME VERIFICATION - Applicants must present: - A state issued photo ID - Two (2) recent paystubs PET POLICY - We charge a non refundable pet fee of $250, plus an additional $25 a month per pet - We MAY allow dogs and cats under the following conditions: - Dogs and cats must not exceed thirty five (35) pounds - No aggressive breeds allowed - Cats must be neutered and declawed - There is a two (2) pet maximum
