Welcome to H&H, located on the corner of Homer and Helmcken. Conveniently situated in Yaletown, the building is steps away from a variety of shopping outlets, coffee shops, pubs, world class restaurants, Urban Fare, Yaletown Roundhouse, David Lam Park and the beautiful Sea wall. This suite is an amazing unfurnished, 2 bedroom + a Den and solarium, 1 bathroom apartment rental. - Smoking and marijuana or any drug use is prohibited on the premises. - Only small pet is allowed. - The lease term is a minimum of one year. - Utilities not included in the rent: electricity, BC Hydro, and internet. - Any fines incurred by the tenant will be charged back to the tenant. - The tenant is responsible for maintaining the rental property. Any damages will be deducted from the security deposit at the end of the lease. - Tenant is required to obtain and maintain renter's insurance throughout the lease term. - Subletting is prohibited without prior written consent from the landlord. - Tenant may not make alterations, including painting or installing fixtures, without the landlord's written approval. - A late fee of $50 will be charged for rent paid after the 5th day of the month. - Tenant must provide 60 days' written notice before vacating the property. - Landlord may enter the property with 24 hours' notice for inspections, repairs, or showings, except in emergencies. - Tenant agrees to avoid excessive noise or disturbances that violate local regulations. - Tenant is responsible for minor repairs under $100, such as replacing light bulbs or unclogging drains. - Tenant shall not engage in or permit illegal activities on the premises. - Landlord may terminate the lease for non-payment of rent, lease violations, or other breaches of this agreement. - The lease may be renewed with mutual agreement; rent increases will be communicated 60 days in advance. - Tenant shall use appliances provided by the landlord responsibly and report any malfunctions promptly. - Tenant is responsible for proper disposal of garbage and adherence to local recycling guidelines. - Move-in fee is $200 is required by the Strata
