Main floor of a 1200 sq foot 1950s bungalow house in a great location on the south side of Edmonton in the much sought after neighbourhood of Pleasantview. 3 bedrooms - but set up as a 1 bedroom plus a dressing room with Ikea wardrobes and a home office. Easily used as a 2 bedroom. Closets in every room. Owner occupied until last year. Easy access to the U of A, Southgate, downtown, and public transit. There is a large backyard which backs onto the fenced dog park. One dog is OK for an extra $60 per month. The rental includes the main floor with use of a storage room in the basement. There is a tenant in a separate suite in the basement (with backdoor access to basement). The main floor has both front and backdoor access. The home is very clean, freshly painted, with engineered hardwood floors installed in 2019. Main floor laundry in the half bath and a renovated 4-piece bathroom. Dishwasher, microwave, never-used new stove, up/down blinds, big eat-in kitchen with a lot of cupboards and good sized living room and dining room. Full access to and use of large backyard. Utilities are included. Street parking and use of the double garage for $75 per month (only one auto garage door opener, and the other side of the garage is only a manual door). Must be responsible for putting out garbage and recycling weekly and shovelling snow at the front of the house and the walkway from the backdoor to the garage. 12 month lease. Ideally seeking long-term tenant. References required. Looking for responsible and respectful tenants. We are responsible and respectful landlords.
